Excitement is building in Bella Vista as Campfire Ranch, the Colorado-based outdoor hospitality brand, prepares to open the doors of Campfire Ranch Little Sugar on October 10th. Last week, media and invited guests were treated to an exclusive preview of the renovation progress, offering a first look at how this historic property is being transformed into Bella Vista’s first trailside lodge.

The lodge sits on the site of an iconic E. Fay Jones property, a midcentury gem now being carefully restored with a balance of its architectural roots and modern amenities. Campfire Ranch is working with construction partner ARCO to create a welcoming basecamp for outdoor adventurers drawn to Northwest Arkansas’ world-class biking and hiking trails.

During the event, Campfire Ranch CEO Sam Degenhard shared the company’s vision to “energize places through creating meaningful, human experiences in the outdoors.” He also announced local partnerships that will play a key role in the lodge experience:

  • ARCO Construction is leading the renovations.

  • Airship Coffee will supply daily grab-and-go coffee for guests.

  • Phat Tire Bike Shop will provide bike rentals and support services.

These collaborations highlight the project’s emphasis on community connection and supporting local businesses.

Adding to the excitement, Gary Vernon, General Manager of Oz Trails Bike Park, spoke about the property’s strategic location next to the upcoming Oz Trails Bike Park, set to open in late spring 2026. The synergy between the two projects is expected to elevate Bella Vista as a premier mountain biking and outdoor destination—not just in Arkansas, but across the country.

Campfire Ranch Little Sugar officially opens October 10th, bringing a unique trailside lodging experience to Bella Vista for the very first time. With modern comfort, historic charm, and unbeatable access to trails, the lodge is set to become a cornerstone for both visitors and the local outdoor community.
